What to Expect

Here’s what you can expect when you start a project with Martinelli Building and Contracting.

During this meeting, we learn your goals for the project, whether that’s to create additional space for your growing family, an in-law suite for an aging parent, or upgrade to your new forever home where you can enjoy your next chapter in peace. We’ll ask questions and gather any information we need to create plans and ensure the next steps.

If you’ve already worked with an architect and have your own plans, that’s great. We can walk through the plans during our consultation session to work through any questions. If you don’t yet have plans, we can work with you to find the right architect and structural engineer to help or even draft a set of plans in-house.

With plans in hand, we can work up a final quote to estimate the work based on what we’ve discussed. When the quote is ready, we’ll sit down with you to go over the numbers. From here, we can review the quote against your budget and make recommendations about where to scale back and the areas where it makes sense to spend a bit more. Once we’re aligned on the price, we’ll move forward with signing the contract.

We’ll send you a detailed contract that outlines everything we discussed, including pricing and proposed timelines. Once the contract is signed, we’ll introduce you to your assigned Project Manager. This person will be your primary point of contact as the project progresses and will be on-site monitoring work and ensuring everything is going according to schedule.

Upon receiving the signed contract, we’ll apply for any permits needed to perform the work according to town requirements. This step can take anywhere from 4-8 weeks, depending on local government timelines. During this time, we’ll be performing work in the background to ensure we can start building as soon as the permits are issued.

You’ll get to know our team as well as your Project Manager. Our teams do everything in their power to be as clean and respectful as possible when in your home, but some homeowners choose to relocate temporarily depending on the scale of a project. We’ll provide progress updates as the job continues, ensuring you’re up to date and aware of any decisions that need to be made. We’ll meet several times during the project to ensure you’re happy with how things are progressing.

Once everything is done and our crews are out of your home, we’ll ensure everything is cleaned up and ready for you to get back to living your best life in your space.

Frequently Asked Questions

Once a set of plans is finalized and a contract is signed we’ll look at our Project Manager’s availability 4-8 weeks out (due to permitting times) and put you on the schedule. The schedule depends on our current project load, as we want to make sure your dedicated PM is available to seamlessly handle your project from start to finish.

Every project we do is required to be permitted by the local building jurisdiction. Engineering will be required for any structural work (i.e. a deck, addition, adding a beam to create an open kitchen design, etc.). We have an in-house engineer who can design your structural plan set.

We work with many designers and are more than happy to connect you with one of our favorites! Martinelli Building and Contracting can assist you with minor decisions such as color recommendations or cabinetry layout but will certainly put you in contact with a designer if the scope falls outside of our wheelhouse. We just want to make sure you’re happy with all the decisions you make on your project and want to make the decision process as smooth and stress-free as possible.
